Unfinished part of basement against ground. some sections have moisture barrier painted and appears sound. however, the wall underneath back deck has no moisture barrier and a patch of efflorescence is visible. small amount of moisture appears to come in under one corner of steel double entry basement door that has a broken door jamb in bottom corner. this door is on same wall that opens up to a concrete patio that is surrounded by a retaining wall adjacent to back deck. need drainage checked and advice on possible solutions with estimate. home has gutters with downspouts going down into ground and under concrete sidewalks and patio into some type of drainage system.
