"Awesome experience. I ran a laser in my house and found one corner had sunk 3.25" since it was built (late 70s). Called a few companies for quotes. One company didn't measure anything, just looked for cracks in masonry/drywall, and told me to use self leveling concrete. One room alone was 2.5" out of flat, and self leveling would've covered the sill plates on the walls... AFS actually measured, with calibrated equipment, and made a map of the house with measurements and proposed pier locations. They were timely with the quote, and getting a crew out to perform the work. I signed the waiver, and asked the crew to not just stabilize, but to lift my foundation on the helical piers and see what inconsistency we could take out. They were cautious, and I told them to keep going as we monitored. We ultimately got the worst room (2.5" out of level from corner to corner in a 10'x13'room) to within a quarter inch on the 13' wall, and an eighth on the 10' wall! Yes, it's more expensive than doing nothing, or using other systems. But it was totally worth it. Any remodeling work in the future would have required fighting every step of the way with other solutions. I.e. ceiling heights inconsistent. Walls bowed or out of plumb, no 90 degree corners to be found. Definitely glad I paid a bit to do it the right way. And it only took them 1 full day to do it all (7x piers)."

Types of Concrete Damage in Pass Christian

Common Causes of your Concrete Problems in Pass Christian

Have you noticed uneven concrete surfaces or sinking driveways around your property? In Pass Christian, the unique combination of soil characteristics and coastal weather patterns plays a significant role in these foundation issues. The region often experiences fluctuations in moisture content due to heavy rainfalls and the proximity to the Gulf of Mexico. This can lead to soil erosion and instability beneath concrete surfaces. Over time, the shifting and settling of soil causes concrete slabs to become uneven or sink into the ground, prompting concerns for both safety and property value.

When these environmental factors strain the concrete surfaces, visible signs include cracks, uneven pavement, or pooling water in unwanted areas. These issues, if left unaddressed, can exacerbate and lead to more substantial structural problems over time. Uneven walkways can be hazardous while sunken concrete settlements increase stress on your home's foundation, contributing to problems like doors sticking or floors feeling uneven. Catching these problems early is key; it helps alleviate further structural strain and potential costly repairs. Understanding the impact of Pass Christian's local conditions on your concrete surfaces is essential for maintaining a safe and attractive property.

FAQs

Several factors affect the price of concrete repair or leveling, including the extent of the damage and the area size needing attention. Soil erosion and the type of material used, such as polyurethane foam or foam injection, also play a role in determining costs. Local conditions in Pass Christian, like soil type and weather, may influence the overall pricing. For an accurate estimate, a professional inspection is recommended.

Foam concrete lifting generally lasts for many years, often over a decade. The longevity of foam injection treatments depends on soil stability and environmental factors. Properly executed slab leveling addresses soil erosion and provides a stabilized base to enhance durability. If you've noticed uneven surfaces, contact a professional for a long-lasting solution.

Yes, sinking concrete can be a sign of foundation problems, often indicating soil movement or settling. Unstable soil can cause a sunken slab, affecting load-bearing walls and leading to more severe issues. It's important to address soil erosion and soil movement concerns promptly by consulting a foundation repair expert.

Seasonal repairs for foam lifting may be influenced by Pass Christian's weather, affecting expansion or contraction of materials. Generally, milder temperatures are preferable for optimal foam injection, reducing the risks associated with extreme conditions. Planning repairs during favorable weather conditions helps ensure effective slab leveling and soil stabilization.

Concrete lifting with polyurethane foam helps prevent future sinking and cracking by stabilizing the base and filling voids. Expanding foam addresses settled concrete issues, reducing the risks of cracks reappearing. Timely walkway repair and soil erosion control enhance stability and longevity. For a robust repair, consider a detailed evaluation and appropriate treatment.
