"I recently found out the Credit Union I am over needed major foundation repairs. I had to obtain 3 estimates to present to my board. The estimate from AFS was competitive in terms of price with the other companies, but they trumped the competition in other ways. Forest (the estimator w/AFS) was awesome, he took me around the building and showed me exactly how the equipment worked to determined the extent of the repairs needed. He was extremely friendly and informative. He even answered my boards questions concerning the competitors estimates because I couldn’t reach them on the phone. 12 outta 10 for the estimator!! As for the repairs, Joe Hawkins was the foreman over the repairs. Joe and his crew were exemplary!! We ran into multiple issues and Joe handled them all like a champ! He kept me informed the entire time, answered all my question, and was accommodating with scheduling needs and issues that arose with our neighbors. AFS should start a “be like Joe” training for all their new crew’s!! If I ever need foundation repairs in the future, I will certainly use AFS and while I am sure all their crews and estimators are brilliant…I’d likely request Joe as the foreman and Forest as the estimator! Bravo guys!! 20 outta 10!"

Types of Foundation Damage in Calera

Common Causes of your Foundation Problems in Calera

Is your home experiencing cracks in the walls or sloping floors? These issues often stem from the natural behavior of the soil and moisture that surrounds your foundation. In and around Calera, the type of soil prevalent in many neighborhoods can be reactive, expanding and contracting as moisture levels change. This volatility in the soil can cause it to shift or settle unevenly. Additionally, periods of heavy rainfall or poor drainage can lead to saturated ground conditions, further affecting soil stability and increasing pressure against your foundation's structure.

When the soil beneath or around your home shifts, it can exert significant stress on the foundation, leading to cracks, bowing walls, and other signs of distress. Crawl spaces in particular can be vulnerable to moisture intrusion and mold development when water accumulates. Recognizing early warning signs, such as sticking doors or water pooling in the basement, can prevent more severe damage. By staying aware and addressing these issues promptly, you help protect your home's structural integrity in this region. Monitoring and maintaining good drainage around your property is essential to preventing such issues and ensuring your home remains stable and safe over time.

FAQs

Homeowners insurance typically does not cover foundation repairs caused by soil movement or settlement, as these are often considered natural events. However, certain policies might cover damage from specific incidents like burst pipes. To know your specific coverage, reviewing your policy or consulting your insurance provider is advised.

Ignoring foundation issues can lead to severe structural problems in your home, including wall cracks and uneven floors. Over time, this could compromise load-bearing walls, escalating the repair complexity and cost. Addressing foundation settlement promptly helps maintain the integrity of the structure.

Yes, building codes and permits are typically required for foundation repair in Calera to ensure safety and compliance. Local regulations often dictate the use of materials and methods such as helical piers or push piers. Checking with local authorities or a professional can help you understand specific permit requirements and avoid potential violations.

Foundation repair can be moderately disruptive to landscaping or driveways, depending on the scope of the work. Methods like slab repair or installing piers might require excavation, which can affect surrounding areas. Protecting your property and minimizing disturbance should be part of the repair plan, so discuss with your contractor to ensure expectations are met.

Before hiring a foundation repair company, ask about their experience with foundation settlement and their method for addressing soil movement or structural cracks. Inquire about warranties, previous client references, and if they adhere to local building codes. It's also wise to discuss the potential impact on landscaping and the timeline for project completion. Evaluating these factors ensures a more informed decision.
